As part of the Athens Municipality Integrated Urban Intervention Plan, Arbitrage RE was assigned by Athens Development Agency to conduct a business model study and provide advice on the best and most effective use of Agios Andreas children’s sports camp facilities in the area of Nea Makri in Attica.
Arbitrage performed a detailed site inspection of the Agios Andreas properties, technically examined the facilities and assessed the urban planning regime to confirm the permitted buildable and commercial uses. The advisory team proceeded a SWOT analysis and carried out a comprehensive survey of the local real estate and leisure market to provide a qualitative analysis preceding the numerical calculations.
After investigating and analyzing the existing and permitted commercial uses, Arbitrage assessed the sports camp growth opportunities and examined alternative development proposals and scenarios, aiming at optimizing the Agios Andreas camp commercial and social impact success.
The advisory project also included:

· sports camp market trend analysis
· investigation of required service provision
· definition of leasing policy
Arbitrage produced a cash flow model for each of the examined short-listed development scenarios to extract useful commercial conclusions and prepared a complete business model study regarding the sustainability and optimal use of the property.
